Wiring and plumbing your tiny house can be done pretty affordably if you want to do it yourself, if you need to hire a trades person, then its going to cost you. its important to note that by law in many places you need a permit and the work needs to be done by a licensed electrician or plumber.


In my area an electrician costs between $75 and $150 an hour, plumbers are about the same. For me, what I did was have the electrician do the main breaker panel connection and setup, then I did the rest of the work. For the plumber, I had everything done and just had him come in and do all my crimps for me and check over my work.

The thing with electrical and plumbing most of the money and the variability in the price is in the labor, the parts are what they are, youre not going to be able to shop for better prices because they are such a commoditization type of goods. The copper, brass, etc that makes up the raw materials are what they are. Figure about $300-$500 in electrical stuff and $300-$500 in plumbing items.     Kitchener Has Issued 18 Building Permits Since Tiny Homes Were Allowed Nearly 18 Months Ago But Only Three Have Been Built

    KITCHENER Building a tiny home in ones backyard is an innovative idea, but hurdles such as digging up the backyard to install sewer pipes from the main house and the overall costs may deter those without a construction background, says a local man who built a tiny home in Kitchener.

    Chris Loftin got approval to build a tiny home just months after Kitchener council passed a bylaw for additional dwelling units in June 2021.

    Loftin is a construction manager with Valour Group, a local development company, and hes familiar with the trades needed, the site plan and design approval process and how much its going to cost to get the project done.

    I think most people get scared away by the numbers. I can probably build an ADU for $100,000 and then they find out its $300,000, Loftin said in an interview on Friday.

    The average person with no construction background envisions a cute or cooltiny home in their backyard and presents the idea to a developer, Loftin said.

    They are shocked when the hear the builder is going to charge them $250,000 to $400,000, said Loftin, who built his tiny home and revamped the backyard with a wood-covered patio on his house for just under $200,000.

    Servicing the tiny home often requires a deep excavation, Loftin said.

    It looks like a total destruction of your yard, he said. All of a sudden there is a five-foot deep trench and a five-foot tall stockpile of soil in your backyard.

    Its Very Hard To Get A Loan

    Financing is one of the biggest hindrances of peoples ability to live in tiny homes, says Zack Giffin, host of Tiny House Nation. Unlike buying a standard home, its very difficult to get a mortgage or a loan. Why? A typical tiny home is considered a modified trailer, Giffin explains. Its very difficult for a bank or a financial company to quantify the value of that, and without being able to quantify the worth, getting a loan for the value of the home is almost impossible.

    Prospective buyers can get around this by registering their tiny home as a certified RV . But theres more red tape for certified RV dwellers RV loans often prohibit you from securing your home to a traditional foundation, and laws in the U.S. make it very difficult to find a place to park an RV for more than 30 days at a time.

    Another option is a personal loan, though these types of loans often have higher interest rates and require the borrower to have very good credit.

    If youre hiring a contractor to build your tiny home, direct financing through the builder may be the most affordable option, says Giffin.
