Planning A New Porch For Your Manufactured Home

Porch and Ramp – Build a Workshop #20

Once youve chosen the perfect deck or porch design for your manufactured home youll need to start planning the build.

Simple deck designs can be built by experienced DIY enthusiasts. If youre knowledgeable of basic construction methods and comfortable with tools it should be a fairly straight-forward process. More complex builds are probably best left to the professionals.

What The Hud Code Says

When it comes to your manufactured home, the HUD Code is the ultimate authority on what to do and what not to do. Its short for the Manufactured Home Construction and Safety Standards Act that was brought into effect in 1976. You can read more about it here. Not only does it lay out which standards manufactured homes should be built to, but it also says in which instances a home is no longer HUD compliant.

Your addition could break your homes HUD compliance. The most common way is if you build it in such a way that the addition bears its weight on the home. However, it goes into more details such as how to fasten/blot the addition to the home, how to attach the roof, the foundation of the addition, etc. A certified manufactured home contractor will know how to stick to the HUD guidelines.

Screened In Mobile Home Porch

Mobile home porches are often screened in, especially in the Southern US states. In Texas, high humidity and long, hot summers often bring lots of mosquitoes and other flying, crawling pests. A screened in porch lets you enjoy the outdoor weather, while protecting you from Mother Nature at the same time.

Understand What You Own: The Parts You Are Responsible For

Placing a mobile home in a park makes it clear that you are leasing the land and are, therefore, paying a lot rent rather than owning it . That said, mobile home parks often have rules and regulations that govern the community. For instance, the extent of the changes you can make to your mobile home may be limited.

In site-built homes, you have the freedom to make any kind of changes so long as it complies with the local building guidelines. However, when it comes to mobile homes, you and the park manager each have a specific role. You might discover that even landscaping is the park managers responsibility rather than your own .

So, before you begin your project, consider understanding your role as a resident in the community.

Secondary Bedrooms And Bathroom

Building a Covered Porch

Across the hall, you come to the first of the two secondary bedrooms. Both of them sit on this side of the home.

This one is the narrower of the two rooms, measuring in at approximately 11ft 10in X 8ft 8in. Not that it is small by any means, but it is laid out slightly different than the other one, However, it makes up for this with the nice deep walk-in closet.

Past this bedroom, right before the second bedroom, is the first full bathroom. It features a single vanity, a toilet, and a shower and tub combo.

Then just beyond that, at the end of the hall, you come to the second bedroom. Again, this one has another nice window, but like I said, is slightly larger measuring in at approximately 11ft 4in X 12ft 8in.

However, the closet in this one at least the door is slightly smaller, which threw me off a little bit. The other closet door was extra wide, which I found quite interesting. But as far as the room size, there is plenty of space to put a bed, several nightstands and a nice dresser.

What Makes A Great Manufactured Home

Manufactured homes appeal to people due to the fact that they can be built quickly. They have the same basic layout planned while still allowing the homeowners to pick and choose those special extras that allows them to customize it specifically to their needs. Normal traditional homes built from the foundation up can take months to almost a year to complete. A small manufactured home can take as little as 2 months to design and install.

Another great aspect is that these homes can be moved. If a spouse has to change jobs and move across the state or even across the country, the house can come with the family. A person only needs to have the land available to place the house as they can still have all the features and luxuries that they are accustomed too. Lastly, every manufactured home has to meet the stringent building and material guidelines set forth by U.S. Housing and Urban Development agency.

To Roof Or Not To Roof

One of the first questions you should ask yourself when installing a porch is whether you should or not. Secondly, what kind of roof you want to install. These questions will have a considerable bearing on the whole project from the time it takes to complete the structure of the railing to the weight its meant to support.

A roof on your porch can have a number of benefits. It shields the deck of the porch and the home from bad weather, and it creates a pleasant shaded area in which to relax. However, it will also come with extra responsibilities.

The HUD Code has very strict requirements on how to attach the roof of an addition to your mobile home. You might also require additional or more stringent permits.

Hybrid Mostly Not Covered

How about what were calling a hybrid? No, this deck doesnt have a roof. But that doesnt mean its open to the sky. Its got a pergola.

Here, perhaps you could experiment trying to grow creeping plants. Train them to climb up the sides and along the top of the pergola. Also, place an outdoor dining table underneath for hours of fun cookouts with family and friends.

How to Make a Four Season Room from a Porch

If you fail to plan, you are preparing to fail! With a project of this magnitude, you can take that to the bank. We can break this step down into three or four sub-steps to make things even easier:

  • Get inspiration: As with any home improvement project, you should get as much exposure to other peoples ideas as possible. Search for other projects online and go on to get thousands of ideas. This will ensure that you dont miss out on anything and open you up to new possibilities.
  • Prioritize: Next up, prioritize what you need vs. what you want. For example, if safety is a big concern, go for knee walls for now. You can always update the look later on. If youre on a tight budget, stick to the bare essentials and make a mental note to update the look later on.
  • Design your porch: You dont need to be a trained artist or architect to make a rough sketch of your home and porch. Just use exact measurements, stick to scale as much a possible, and youre good to go. This will help you to visualize your porch and get the right amount of materials.
  • Come up with a budget: You might need to shop around before you set a budget. As we said, prices for porches can vary. So, you might only know how much yours cost once you start getting material prices. Remember to set some money aside as a disaster fund should something go wrong.

What Is The Right Size

Once youve decided on the style of your new porch youll need to decide on the size.

The scale is an important aspect to consider when planning a porch or deck. Youll want it to look like it was always a part of the home and to help add dimension, a quality that is sorely lacking in most manufactured homes.

Most professionals advise that you never go under 6 foot on either width or length for a deck or porch.

Youll want enough space to sit and visit with friends and family comfortably. If you plan on grilling or having a table youll probably need at least an 8-foot width. Youll also need to consider railing placement since railing is rarely positioned at the very edge with traditional porch designs. Typically there will be at least a 1 overhang and if you are using 6 columns they will need to be positioned over the framing this automatically reduces your width by 7 inches minimum thus your 6 wide porch will only have 5 5 of usable space.

Length will be based on your homes length and personal preference more than anything. Take into consideration shelter from the rain while walking to your garage or driveway and if you want the porch to wrap around to the side of your home.

Wrapped Deck Or Porch

Our DIY, Budget Back Porch â a small life

Here is where mobile home porches start to get interesting and versatile. Take a standard porch, screened in porch or deck. Now envision it wrapping around a portion of your manufactured home, possibly surrounding it totally. These are very popular, and when dealing with a mobile home deck wrap, they will or will not include a covering, handrails and other amenities.

What Is The Right Size Of The Mobile Home Porch

The right size for a mobile home porch can vary tremendously depending on your home style, your personal preferences, and any logistical limitations.

Most building experts suggest that a porch requires a minimum of six feet of depth. That allows easier access and room for chairs, potted plants, and other furniture.

Porch size depends on the location of the porch and the shape and size of the house. If you want, you can wrap around your house with an infinity porch, which might be desirable with 360-degree water views.

You might prefer a minimally sized porch for convenience in maintaining it.
