How To Know When Its Time To Replace Your Patio Doors

If you have a patio or deck attached to your house, chances are high that you have some sort of glass sliding or french doors that allow you to transition from interior to exterior living, while also bringing light into your home.

Glass patio doors are great because they allow you to enjoy a view of the backyard, the pool, or even just the wide-open blue sky, while simultaneously increasing the sense of spaciousness in your interior living space.

These doors are probably a cherished and noteworthy feature of your living room , but occasionally, you will need to replace them. So how can you tell when the time is right to replace your patio doors? There are a few simple signs you can look for, ranging from the numbers on your energy bill to the physical appearance of the door itself, in order to determine if its the right time to replace those patio doors.

    Prepare And Waterproof The Opening

    • 3.1 – For a new door with nailing fin, remove sufficient exterior vinyl cladding around the opening.
    • 3.2 – Ensure that all parts of the frame are in good repair. Remove all debris.
    • 3.3 – Apply self-adhesive flexible waterproof flashing to the sill and 6″ up each jamb. The membrane must cover the drip cap or the building paper on the exterior wall, under the sill.
    • 3.4 – Cut the corners of the flashing to facilitate folding. Cover the entire door sill.
    • 3.5 – Apply self-adhesive flexible waterproof membrane to exposed surfaces on both sides of the opening.
    • 3.6 – Fold the surplus to wrap around the jambs.
    • 3.7 – Always insert the membrane under the existing exterior cladding.

    Installing The New Threshold

With everything all cleaned up and prepped, the install is pretty straight forward. I leveled out the threshold with some cedar shims, bringing it up into range where the adjustable sill could reach the door sweeps.

That done, I needed some depth so I used a long 3/16 masonry bit in my big hammer drill to punch through my pre-drilled holes into the concrete slab.

Screw: Simpson Strong Tie 1/4″ x 2-1/4″ Hex Head Concrete and Masonry Screw

When there’s space for a raised head screw, I love using hex head’s. They’re so much better than Phillips bit stuff when coupled with a good magnetic bit in an impact driver, it gets the job done perfectly. I’ve had my set for a long time and probably should upgrade them to impact rated.

I need to upgrade to an impact rated bit: Impact Ready Nutsetter Set

The Simpson Strong Tie screws worked really well. They zapped right in there and held tight.

Driver: DeWalt 3 Speed Impact Driver Boots: KEEN Utility San Antonio: Gargoyle / Blue Opal

I shot some expanding foam in to fill the gaps. It’s important not to use the regular stuff because it could possibly bow the threshold out of level, I used Great Stuff Window and Door Sealant. It’s a little less aggressive on the expand-iness.

If you’ve never tried it, expanding foam is loads of fun. It’s just cool to watch it puff and grow.

Once again, laying down on the job.

I cut off all the shims, drilled a hole for the latching pin, and attached the latch plate.

Challenges Of Converting A Window To A Door

Wall cut-outs for patio doors present specific challenges. Pretend youve obtained the permit and the city has greenlighted your project.

    What next?

Depending on where the new patio door is to be located you may also be responsible for having to find contractors to do the cutting. Most window installers are trained and comfortable with doing cut-downs and cut-outs through dry-wall, stucco, and siding. Very few window companies cut concrete, so if youre looking for a walkout in the basement you may have to turn to a specific company who can handle it. Most times concrete cutting is done the day before a window or door installation to keep parts of your home exposed for as little time as possible.

Cut-outs also present a challenge in preserving the drywall inside the house. Most of the time when a window is turned into a patio door the header has to be expanded beyond the projected opening of the door. Therefore you may be left with missing siding or drywall at the end of your installation, requiring refinishing and painting around your new patio door inside and outside. Although most installers try to avoid this, it is simply impossible sometimes when a header replacement is required.
