Builders Ready To Build In New Albany

Itâs been a while since weâve seen much new construction activity in the New Albany Community. However, as the real estate market improves, we are seeing more builders interested in starting spec homes and developers opening new sections of existing neighborhoods. MI Homes has released new sections for sale in both Windsor and Lansdowne. The New Albany Company has released estate lots in the last section of the New Albany Country Club community, called Highgrove on the West Nine golf course. And just today, custom builders snatched up 8 lots to build spec homes in another New Albany Country Club community, Ackerly Park.

Commercial Real Estate Spotlight: Powell Attempts To Balance Continuing Residential Construction With Traffic Flow

Powell’s residential market expands amid resistance to downtown projects.

Southern Delaware County has led the regional residential market that serves the corporate offices between Dublin and Westerville for decades.

Most notable in the county is Powell, a relatively quiet bedroom community anchoring the well-regarded Olentangy Local School District. Its residential construction boom peaked in 2003 and 2004-also spurring retail development to take care of the ebb and flow of daytime workers and residents just before the Great Recession slowed construction throughout the region and nation.

But Powell has experienced an uptick in new housing in recent years, even if a bit uneven, and two new single-family communities have raised the prospect of more robust activity this year.

One of those, homebuilder Romanelli & Hughes’ Verona residential development on the former Shamrock Golf Club site, will pull in tens of thousands of visitors to Powell as the site of the Building Industry Association of Central Ohio’s 2016 edition of the Parade of Homes.

In addition, Pulte Homes-the buyer of Dublin-based Dominion Homes in 2014-has proposed a subdivision with 123 homes at Home and Steitz roads on the city’s northern reaches once Powell approves its requested annexation. “It looks like housing development will be strong here for several years to come,” says Powell City Manager Steve Lutz.

Ten years. Thirteen builders. 900 lots sold. 1,700 acres. 2,800 home sites. When youre building a community the size of a small city, the numbers are bound to be impressive.

These are the statistics for Jerome Village, the master-planned development of Nationwide Realty Investors that currently offers 14 neighborhoods in Jerome Township, at the northern edge of the Dublin City School District. Seven of those 14 neighborhoods are already sold through, with four more neighborhoods on the way. And two of those premier neighborhoods have hosted the BIA Parade of Homes: the Cranberry neighborhood in 2013, and Eversole Run in 2018.

Three dozen patio homes are being proposed for about 10 acres in Sunbury.

There was a public hearing for the preliminary development plan and a first reading on rezoning legislation at the Jan. 8 Sunbury Village Council meeting.

The land, near the northwest corner of state Route 3 and routes 36/37, would be rezoned from Planned Commercial District to Planned Residential District.

Its right behind the Advance Auto Parts, said Sara Radcliffe, an attorney for Kephart Fisher, representing the applicant, Sunbury Plaza Limited Partnership. Were going to be developing 36 high-quality building design, single-family, first-floor master bedroom, ranch-style, empty-nester patio homes in a traditional neighborhood design on small lots.

It was said Romanelli and Hughes would be the home builder. The homes would be roughly 1,450 square feet, including basements, porches and garages. Each homeowner will own the property and house. One of the homes may be used as a model. Driveways will be 18 feet wide. The streets will be privately owned and maintained. There would be about 2.5 acres of unimproved open space, with sidewalks throughout.

Sunburys Planning and Zoning Commission has already approved the rezoning with three conditions, focusing on sidewalks and fencing. The ordinance states the first condition as provision of a pedestrian sidewalk for connectivity from the cul de sac to the existing sidewalk along Prairie Run.
