Million Dollar Mobile Home

Mobile Home Front Porch Makeover – Budget Friendly Outdoor Space

This awning is attached to a goregeous mobile home that is a working horse ranch. It sold for close to $1.5 million! The view alone is worth that and they homeowners that designed the front yard took full advantage of the space and the view. Small fish ponds dot the front yard and a wooden awning with canvas shade sits beside the front porch with a pitched metal roof.

Popular Mobile Home Carport And Patio Cover Designs

Awnings are available in several different designs. Probably the most popular for mobile home owners is the lean to design. A lean to is when one side of the carport or covered patio is attached to the home and the other side is lower and sits on posts. Ideally, all awnings should have a pitch of 1/4 for every 1 foot. This allows enough of a slope to allow rain and snow to slide off easier.

Sheds with lean to roofs are popular additions for mobile homes as well. There are plenty of great slant roof shed plans available online if you dont want to attach a carport or patio to your home.

Carports, patios, and awnings are typically made from aluminum. There are 2 common designs for the top of the awning: a W-pan and a flat pan. The flat pan is a bit cheaper because there is less material used. However, you can get an insulated flat pan with foam insulation sandwiched between the top and bottom these are much more expensive.

The W-Pan tops have waves like galvanized sheet metal. This design reflects sun off a little better than the flat pans and help water slide down into the end gutter easier. Most of the images youll see below are of W-pans.

Carports and patio cover kits will include the top, the brackets or hanger, the side fascias, the gutter fascia, and the posts. The most common post used to be the flat 8 wide flat scroll columns but the square and pillar column have become more popular in recent years.

Wrapped Deck Or Porch

Here is where mobile home porches start to get interesting and versatile. Take a standard porch, screened in porch or deck. Now envision it wrapping around a portion of your manufactured home, possibly surrounding it totally. These are very popular, and when dealing with a mobile home deck wrap, they will or will not include a covering, handrails and other amenities.

Our Style Options For Your Ready Made Porch

Once youve picked out the porch youd like for your property, you will have the option to style it so that it best suits your tastes and the aesthetics of your home. Whether you need your canopy porch to have a straight front truss to make it just right for your suburban redbrick house, or think that mullions would add a countrified charm to a high brick plinth design, we can make sure these features are included in your kit.

Do You Have A Shed Or Flat Roof Design

A shed-type or flat roof design may be perfect for porch designs for mobile homes having either very low roof clearances or for those with straight roof lines. It allows for maximum use of head room yet maintains openness.

See how the flat roof gives you maximum space. Your local building codes will dictate the rise and run of your porch roof. People living in snow country normally require a minimum rise and run.

We like this one. It has an open feel and is large enough to accommodate comfortable furniture.Note the metal roof which is recommended for flat roofs.

Spacious and well designed, this porch will provide you with lots of outdoor time. Note the porch skirting which gives it a finished look.

The More You Can Diy The Better

Labor is the third most important factor when pricing a new manufactured home porch.

Naturally, it will cheaper to build a porch if you can do the labor yourself.

You can save money by doing many of the tasks yourself. Demolishing and removing the old porch or steps yourself can save money. Picking up the rubbish after construction can save a bit of money as well. Even buying and delivering your own materials will save a bit on costs. Offering to be a helper during construction can also save money. It never hurts to ask.

Mobile Home Porch Design Ideas

Small porch for mobile home

When it comes to mobile home porches, the design ideas are truly endless, and they can be as simple or as complicated as a homeowner chooses. Heres a look at some popular porch designs:

Gable roof porch design:

These are simpler types of porch designs, which consist of a deck area outside of the front door and a gable roof, which is characterized by a roof with two sloping sides and gable at the end of each side

Flat roof porches:

If your mobile home has a flat roof, then a flat roof porch would likely be the best option for you. Flat roof porches are also ideal for mobile home units that dont have extensive roof clearances.

Porch/deck combination:

Another type of porch design is one that includes a gable roof porch and an adjacent deck. The deck portion would likely extend right off the porch itself.

Screened porch:

For those that want to extend the available living space of their mobile homes, a screened in porch is likely the answer. Whats nice about screened in porches is that such screens can also be added to an existing porch.

Freestanding porch:

If your mobile home is placed on a larger lot, a freestanding porch could be an attractive option. Freestanding porches are either a flat roof or gable roof porches that simply exist within the lot. In other words, they arent built adjacent to the mobile home.

To Roof Or Not To Roof

One of the first questions you should ask yourself when installing a porch is whether you should or not. Secondly, what kind of roof you want to install. These questions will have a considerable bearing on the whole project from the time it takes to complete the structure of the railing to the weight its meant to support.

A roof on your porch can have a number of benefits. It shields the deck of the porch and the home from bad weather, and it creates a pleasant shaded area in which to relax. However, it will also come with extra responsibilities.

The HUD Code has very strict requirements on how to attach the roof of an addition to your mobile home. You might also require additional or more stringent permits.

Design Is Another Important Factor For Manufactured Home Porch Costs

The difference between a porch and a deck is the roof. Porches have them, decks do not. Naturally, building a roofwill significantly increase costs.

The design you chose for your manufactured home porch will be the second biggest factor in porch cost.

If you choose to go with a simple lean-to roof and use metal roofing you can build a 10X10 porch for just a few hundred dollars. High-pitched gable roofs will require a lot more building materials and skilled labor which will cost more.

How Much Will It Cost

Built

A good question indeed. We would be lying if we told you exactly what your mobile home porch would cost to build. It depends mostly on the size of the porch, at what prices you can get the materials, and how much of the labor you will be taking on yourself. Another significant factor is whether you will buy a prefabricated kit or build it from the ground up yourself.

Your porch will consist mostly of wood which is readily available and not too expensive. You should be able to get a close enough quote if you go to your local hardware store with the dimensions of your porch. A kit should cost you between $15-$30 per square foot while hiring a contractor could run up to $10,000. Just buying the materials and doing it yourself should cost around $2,000-$5,000 depending on what kind of porch you build.

The Above Ground Pool Deck

Manufactured homes are attractive as an alternative to a traditional home purchase because of the smaller financial investment. The same is true with an above ground pool versus in-ground. Mobile home porches can extend to a backyard above ground pool, moving from your manufactured home out to and around the pool. This delivers multiple options for outdoor living experiences, more than your pool provides without a deck.

Get The Necessary Permits And Permissions

Before you buy anything, make sure that you get the necessary permits. No use in buying a bunch of decking boards, joists, and beams if they arent going to be put to use. Usually, you go to your local city planning department or municipality to get a permit. They will require a copy of your plans as well as a permit fee. Dont forget to clear things with your mobile home park management as well!

Size Is The Biggest Factor In Cost

The size of the porch will be the biggest factor in cost. Of course, larger porches and decks require more building materials.

Homeadvisor states, The cost to build a 200-square-foot covered porch ranges from $4,600 to $22,000, or $10,500 on average. You can expect to pay $23 to $110 per square foot. The total includes flooring, steps, posts, railing, roofing and more. This includes a material cost of $11 to $70 per square foot and $12 to $40 per square foot in labor.

Gable Roof Porch Design

Build porch on modular home.

A gable roof design is when two sides slope downward to the walls while the other walls extend from the eaves to the ridge peak. You can expect to pay from $2,200 to $13,500 or more for just a gable porch roof.

The height, pitch, materials, and square footage also affect prices. Gable roofs need additional framing support to resist high winds, but they provide superior drainage for rain, ice, and snow.

Am I Allowed To Build A Front Porch

Unfortunately, this is dependant on your local or state authorities. You should contact the city department for zoning and planning and approach them to ask for permission to make any additions to your home. Only proceed subsequently to their approval.

Also, if you live in a park, you should probably ask the management, regardless of what your lease agreement says. Its only good manners to warn there might be some noise and disruptions. Some parks will ban this kind of construction altogether.

Cost Of Mobile Home Awnings Carports And Covered Patios

Costs of mobile home awnings are dependant on several variables. As mentioned above, carports and covered patios usually have a W profile, often called a W-pan. These use a lot more metal so they will cost more. However, they are better at reflecting the suns rays and helping rain and snow slide off so the added cost is usually worth it.

In areas where parks require carports, awnings, or covered patios you can probably expect to pay a little more as well. Suppliers know you need it and if they are close or the most recommended company in the park youll pay a convenience markup.

Finally, the thickness of the metal is another price factor. Some locations will require a minimum gauge or weight capacity.

If you fail to plan, you are preparing to fail! With a project of this magnitude, you can take that to the bank. We can break this step down into three or four sub-steps to make things even easier:

  • Get inspiration: As with any home improvement project, you should get as much exposure to other peoples ideas as possible. Search for other projects online and go on to get thousands of ideas. This will ensure that you dont miss out on anything and open you up to new possibilities.
  • Prioritize: Next up, prioritize what you need vs. what you want. For example, if safety is a big concern, go for knee walls for now. You can always update the look later on. If youre on a tight budget, stick to the bare essentials and make a mental note to update the look later on.
  • Design your porch: You dont need to be a trained artist or architect to make a rough sketch of your home and porch. Just use exact measurements, stick to scale as much a possible, and youre good to go. This will help you to visualize your porch and get the right amount of materials.
  • Come up with a budget: You might need to shop around before you set a budget. As we said, prices for porches can vary. So, you might only know how much yours cost once you start getting material prices. Remember to set some money aside as a disaster fund should something go wrong.
